Substandard Foundation Repairs

When you are inspecting buildings near 100 years old you never know what you will run into.  As shown in the photo in this post the quality of foundation repair work on this block foundation was substandard.

 

 

Crawlspace Defects

Problems included evidence that significant water was standing at the crawlspace rotting the structure, concrete masonry unit blocks had been installed in the wrong orientation and may fail, scraps of undersized wood had been used for shims, and debris for blocking had been performed just to name a few.  I do not know when the repairs were implemented but the concrete blocks may fail under additional live loading where they are resting on their sides with the holes visible and running horizontal.  The building was currently vacant so currently loading was minimal.
